Choosing a Property using Flying Star Feng Shui (Part 3)

Filed under: Feng Shui — gimmi @ 2:37 am

In the last issue, you have learnt a little more about Flying Star Feng Shui. Now let’s go deeper into the art of practising Flying Star Feng Shui.

In Part 1, we have mentioned Mountain Star, Water Star, Base Star and Annual Star. Now let us superimpose these stars into place. We normally divide each property into nine equal grids, using the length of the front section of the property divided into three equal sectors and then using the length of the side divided by three. Finally we will have a rectangular table that covers the whole property, with nine grids inside.

We then place the Mountain Star (M) at the top left corner of the grid, Water Star (W) at the top right corner, Base Star (B) in the centre and Annual Star (A) at the bottom right corner. So a typical grid looks like this:

1

A typical Flying Star Natal Chart looks like the following:

1b

The above is a Period 8, S2-Facing Flying Star Natal Chart. You can see that each grid represents one sector of the house. Now let’s look at the South sector. The Mountain Star is auspicious Star 8; this means that there are good human relationships in this sector. The Water Star is Star 8. This is a Wealth Star, thus this will be the Wealth Spot of the property. Having a Wealth Spot at the Facing Palace is a very auspicious arrangement. The Base Star, which is a Star 3, will reduce the effect of the good Mountain Star/Water Star Combination; but it will not make too much difference. Thus this property will enjoy very good Wealth Luck as well as good human relationship luck in the Facing Palace. In normal double houses in Malaysia, the Facing Palace is normally where the Living Hall is located on the ground floor and the Master Bedroom on the first floor. Thus if the garden in front can accommodate a fish pond or waterfall, this brings tremendous Wealth Luck to the house.

It is very important not just to look at the good sector; we also need to pay attention to the bad sector. Now, let’s look at the NW sector. You can see that the Mountain Star is Star 5 and the Water Star is Star 2. Remember that these two are bad stars. Star 5 will bring misfortune, accident and severe illness. As a Mountain Star, it will affect those who are staying in this sector. Star 2, the illness star, is a Water Star, thus bringing loss of wealth. The combination of these two stars will cause fatal illness. This is something that we must be aware of. Especially in a typical double-storey terrace house in Malaysia, this will be the bedroom on the first floor at the Bad Sector of the house. If we do not overcome this affliction, the severe illness that could be fatal will happen in the month where the month star is also either a Star 2 or Star 5.

You can see that the Good Sectors; SE, S, SW and W are all located at the front of the house, while the Bad Sectors are all located at the back of the house. So important places like the Living Hall, Dining Hall and Master Bedroom would be located in the Auspicious Sectors, while the kitchen and toilet would be located at the Bad Sectors. This is the arrangement that we should be looking for.

Now let us look at the Flying Star Natal Chart for an S1-facing property:

2

From the above chart, you can see that the auspicious “double 8” sector is located at the North; which happens to be at the back of the property. Most of the double-storey terrace houses in Malaysia will have the toilet located at this sector. When you have the Wealth Spot of the house located in the toilet, you will be sure that Wealth Luck will not be good in this house. This is because all the Wealth Luck will be flushed away in the toilet.

To make things worse, the Bad Sectors such as SE, S, SW and W are all located at the front of the house, where the Living Hall, Dining Hall and Master Bedroom are. You see, the house already has no wealth but to make it worse, the important sectors are the Bad Sectors that will bring severe, possibly fatal, illnesses. If you are living in this house, your luck will definitely be very bad.

The above example is to show you that even if they face the same direction, the luck of these two properties is totally different. So when you are choosing a property, it is not enough just to say that you want a South-facing property. You should be very specific that what you want is a South 2-facing property.

Just to add for those seeking Semi-Detached or Bungalow houses, it is also important for you to see whether the garden is on the left or the right of the house. Again there is a difference in terms of the Wealth Luck of the property that has a garden on the left vs. on the right.

Let’s use the same example above. For the S2-facing house, the SW sector has Star 1 as a Mountain Star and Star 6 as a Water Star. This again is an auspicious sector that will bring tremendous Wealth Luck as well as Family Luck. If you have a garden in this sector, it will be very auspicious to have a fish pond in the sector. This is because Star 6 as a Water Star will also bring Wealth Luck. Moreover the SW is the direction of the Indirect Spirit of Period 8. It is said that if you have water at the Indirect Spirit sector, it will bring you tremendous Wealth Luck. So having a fish pond at the SW will be very auspicious.

Now the West sector also has the auspicious Mountain and Water Stars. Water Star 1 will bring Wealth Luck if it is activated with moving water. If you have a garden on the right, you will have space to build a fish pond or a water feature here to enhance the Wealth Luck. Moreover, the Dining Hall is likely to be located in this sector, thus it would be even more auspicious to have the Dining hall in the Auspicious Sector.

So if it is a S2-facing semi-D house and the garden is located on the right (inside looking out); you will enjoy more Wealth Luck than your next-door neighbour.

When we are choosing the property, it is important for us to know which sectors are auspicious and which sectors are inauspicious. It is important to have the Living Hall, Dining Hall and the Master Bedroom located in the auspicious sector and the kitchen, toilet and store room in the inauspicious sector.

Costa Del Sol, a 99yr Leasehold mass market condominium found in District 16 along the Bayshore Road stretch is named after a scenic sea side residency in southern Spain. The Costa Del Sol in Spain is most well known for its white buildings that sit along the hill side facing the shore:

The condominium has two semi circular rows of blocks designed to give most if not all of units a full or at least partial seaview. When it was completed in around 2003, Costa Del Sol blocked the sea views of many units from The Bayshore. Costa Del Sol’s location beside the ECP expressway gives it quick access to the city and especially Changi Airport which is barely 5 minutes drive away. Public transport would be in the form of bus, as the closest MRT station is about 1.7km away.

Across the ECP expressway lay great gastronomical delights in the form of a numerous seafood restaurents lining the beach and a large hawker centre – both which are almost always crowded.

Here are some photos which we took when visiting the estate:

costa_del_sol_00002The main pool of Costa Del Sol – almost a full Olympic sized pool with proper lanes.

costa_del_sol_00003Diving pools with proper springboards, something which we have not seen elsewhere yet.

costa_del_sol_00004The estate is covered with water features like these for kids to splash about in.

costa_del_sol_00005A more leisuirely splash pool for the kids.

costa_del_sol_00006The same wading pool from another angle. Note how some “first floor” units start up high.

costa_del_sol_00007The gymnasium overlooks the splash pool.

costa_del_sol_00008An event hall which overlooks the courtyard and splash pools.

costa_del_sol_00009More pools for the kids. The bridge over the pool looks somewhat akward and could have been bbetter designed to fit the theme.

costa_del_sol_00010Water features and benches along the pathways.

costa_del_sol_00011Bayshore Park can be seen in the distance behind the tennis courts.

costa_del_sol_00012Playground for the kids to burn all that sugar in their bloodstream.

costa_del_sol_00013Ladies and gentlemen, I present to you the world’s most deadly street basketball court.

costa_del_sol_00014A faily large putting green… which has been converted by a few prams into a playpen.

costa_del_sol_00015We are guessing this is a driving range for golfers.

costa_del_sol_00016The condominium offers its very own shops just like other older mass market cousins found along the east coast.

costa_del_sol_00017Well… a foot reflexology path is no big deal, however we would like to point out the sizeable lawn behind.

costa_del_sol_00018We couldn’t figure out what a “pet corner” was for…

costa_del_sol_00019Outdoor fitness stations… although we really wonder who really uses these anyway.

costa_del_sol_00020Plenty of BBQ pits to go around… although it doesnt look like there is plenty of seating space.

costa_del_sol_00021Basement carpark is featured in this condominium for residents.

Govt plans to have more Property Data available to Public

Filed under: Market News — gimmi @ 8:54 pm

vista_residences_smallAccording to National Development Minister Mah Bow Tan, there will be 40,000 new private homes coming up in the next three to four years. He plans to have more information on transacted prices available to the public to keep the market “efficient”. We think this is an excellent idea.

At the moment transacted data can only be obtained from URA, but because the prices are based on caveats lodged, the actual transactions might have occurred weeks ago. In the context of the quick moving property market, this data would not help the public at all.

According to the news report:

Mr Mah said: “What we will do is put out complete information on how much property is coming into the market. We will give out information on what are the actual transacted prices, rather than to have reports of high prices alone. I think we should give a good idea of what is the spread of prices.”

There is no word yet on how soon and in what form this data will be presented to the public. We hope it will be ready soon.

Side note – with 40,000 new private homes coming up, the scenario of an oversupply pushing prices and rents down could unfold, especially if the economy fails to recover soon.

Property market was very Bullish before TAX change Announcement

Filed under: Market News — gimmi @ 8:12 pm

luxusBukit Sembawang Estates has sold 50 of the 78 units at Luxus Hills, a 999-year leasehold landed development at Ang Mio Kio, in a preview

Before the draft amendments to the way property taxed were made widely known, the buying frenzy continued.

According to The Business Times, strong sales were seen in Luxus Hills and Vista Residences. Agents were also beginning to market Sophia Residence and Ascentia Sky, both in more prime locations.

Luxus Hills, a landed property development by Bukit Sembawang Estates is said to have sold 50 of 78 units at Ang Mo Kio in a preview. Prices range from $1,085-$980psf of land. Some property veterans mentioned that such prices are quite bullish for a landed development and might be the sign of the times. Vista Residences by Far East Organization had sold 130 of its 280 units.

The fallout from the draft amendments to property gains tax is yet to be seen, although property stocks were hammered on Wednesday when word got out. Some bankers and agents we spoke to were themselves unsure of what it all means, and most will adopt a wait and see approach.
